New Care secures planning approvals in Grappenhall and Guiseley

We were delighted to work with our long-standing client, leading development-led care home operator New Care on achieving planning consent for two new state-of-the-art care facilities, one in Grappenhall in Cheshire and a second in Guiseley in West Yorkshire.

Helping to address the increasing shortfall of quality beds in both areas, the award-winning Manchester-based operator will deliver a 70-bed care home with a value of £11million just off Knutsford Road in Grappenhall close to the centre of Warrington, and a 72-bed facility with a value of £12million on Otley Road within the leafy and historic surroundings of Guiseley Conservation Area.

Expertly designed, each of the privately-funded ‘new generation’ care facilities will be purpose-built to ensure the highest standards of care can be delivered in a comfortable and stylish home-from-home environment.

Each property will boast spacious and fully furnished bedrooms, complete with private en suite wet rooms, elegant communal lounges, fine dining rooms, spa assisted bathrooms, a hair salon, nail bar and beautifully landscaped gardens.

Above all, they will provide an outstanding clinical offering including residential, nursing and dementia care, with all residents receiving individual person-centred compassionate care that is enhanced by a meaningful programme of daily activities and excursions from a permanent and highly skilled professional team.

Approval for both homes was given on the same day and New Care’s sister company, McGoff Construction, is gearing up to start work on both sites later this year.

Chief operating officer at New Care, Cath Fairhurst, commented: “It is incredibly exciting to receive planning permission for two superb new homes on the same day.

“Grappenhall was passed by unanimous vote at the Council’s planning meeting and Guiseley was a delegated decision made possible only by the overall quality of the submission. Our development-led approach is well coordinated and extremely thorough which usually leads to a positive response at committee and planning approval subsequently being granted.

“The care crisis continues to escalate across the UK and we remain committed to bringing our award-winning facilities to areas where there is an established need,” she concludes.

Both homes will also create local employment opportunities with approximately 80 full time equivalent jobs at each facility across a variety of different roles.

Real estate partner at Beyond Corporate, Owen McKenna, said: ““It was great to once again work alongside the experienced team at New Care in securing the site for what is another much needed, modern care home development – particularly as purpose-built care homes represent a small percentage of the available beds for long-term care. We have worked with New Care since its inception, and within the last 12 months have secured another six sites for them, with more in the pipeline. We are proud to continue our long-standing relationship with New Care and congratulate them on this very positive outcome.”

New Care is one of the UK’s leading care home providers. Its portfolio of purpose-built ‘new generation’ care facilities is fast gaining an enviable reputation for outstanding care that is second to none.
